This monumental Storage Systems GreenSteel, project (a first for Ireland), formed part of the high-profile fit-out of the Distillers Building, a landmark office and mixed-use development in Smithfield, Dublin. The building holds LEED Gold and BER A3 sustainability credentials and features retail and restaurant space on the ground floor, with premium office accommodation and six roof terraces on the upper floors. Smithfield, rich in history, offers a wealth of modern amenities.

Heritage & Origins

Originally part of the Jameson Bow Street Distillery, (producers of globally recognised Irish whiskey brands including Jameson) founded in 1780, the site operated as a major whiskey production hub until 1971. Following its closure, the former warehouses were converted into offices, becoming the Irish Distillers headquarters in Smithfield.

Project Overview

We delivered a phased installation of Compactus ® Dynamic II XTR Mobile Shelving, static shelving, and custom cabinets across multiple floors.

Storage Use

Archive boxes, manuscripts, books, files, cards, and active documents.

Objectives

  • Maximise storage capacity within premium office interiors.
  • Provide a high-density solution tailored to the operational workflows of multiple government offices.
  • Ensure seamless coordination with the main contractor and tight delivery schedules.
  • Maintain design cohesion with the building’s high-end finish.
  • Tailor each storage system to the unique requirements of each Client.
  • Incorporate sustainable materials and practices, including Bruynzeel GreenSteel, to reduce environmental impact and support the client’s environmental goals.

Challenges and Solutions

Logistical challenges Scheduled floor-by-floor deliveries in coordination with site management, ensuring minimal disruption.

Phased deliveries aligned with construction timelines and floor access restrictions

Structural obstacles within the building layout Applied clever design adaptations to integrate mobile shelving seamlessly into the space without compromising capacity or functionality.

Sustainability

We worked alongside our exclusive manufacturing partner Bruynzeel GreenSteel, a first for Ireland, demonstrating a strong commitment to sustainable construction. Switching to GreenSteel reduces CO₂ impact by over 91% compared to traditional galvanized steel, supporting the client’s wider sustainability objectives.

While the majority of the industry—and Bruynzeel itself prior to 2000—used galvanized or oiled steel, modern production now predominantly uses unoiled, non-galvanized steel, achieving over 20% less CO₂ impact versus galvanized steel.

By specifying GreenSteel for this project, the Distillers Building fit-out sets itself apart as a future-focused, sustainable office helping clients achieve measurable environmental benefits.

Conclusion

We successfully delivered complex, multi-phase mobile shelving solutions within high-specification commercial developments. Through close collaboration with main contractor John Sisk & Son and the multiple government offices occupying the space, we delivered a clean, efficient, and high-performing installation that seamlessly supports daily operations in one of Dublin’s most modern office environments.

Working on a project with such a rich history was a privilege, and we are proud to showcase our custom storage solution for the Distillers Building. Our high-density Compactus® Dynamic II XTR Mobile Shelving was the perfect fit for the building’s premium office interiors, masterfully maximizing storage capacity for archives, manuscripts, and active documents.

A major highlight of this project was the use of Bruynzeel GreenSteel, a first for Ireland, which significantly reduced the carbon footprint of our installation and aligned perfectly with the building’s impressive LEED Gold and BER A3 certifications. This project serves as a powerful example of how sustainable materials and modern technology can be leveraged to achieve climate goals while maximizing usable space.

The success of this project is fully supported by a robust suite of certifications, including ISO 9001, a Declaration of Conformity for the shelving system, and a comprehensive Warranty Certificate, providing our clients with complete assurance of quality and reliability.
